THINKING OF LEASING

CONSIDERING THE LEASING OF YOUR PROPERTY?

Since our inception in 1987, Chris van der Walt Properties has grown to become one of the most respected names in Residential property and our present portfolio of leased properties exceeds two hundred.

The benefits we are able to offer, include:

1.       In depth checking of tenant references prior to placement

We do not merely place the first applicant that applies for your property.  All prospective tenants complete an "Application for Tenancy" prior to placement.  From the information requested on this application, we thoroughly check the references and then discuss the selection with yourself.  If more than one applicant applies, you choose the tenant from the information available.

2.       Property inspections

We undertake inspections of your property.  The frequency of inspections is determined by our assessment of the individual tenant placed in your property.  We also definitely inspect whenever there is a change in tenancy.

3.       Damages deposit

A Damages Deposit equivalent to at least one month's rental is collected from all Tenants for placement in our Trust account.  Upon the Tenant's departure from your property and only after an inspection has taken place, is this deposit refunded, less the cost of whatever damages might have occurred. 

4.      Your rights and your property are protected by a very comprehensive lease 

Over the years, our Lease document has regularly been updated by our Legal Advisors to evolve into a very comprehensive document which assures you of the best possible protection to cover tenant-related problems. Remember!  All Lease Documents are not the same, and document inadequacies are only highlighted when problems are experienced.

5.       Essential property maintenance

Should maintenance problems arise with your property during tenancy, we undertake to attend to the repairs by obtaining quotations, reporting to you and assisting you in having the defects repaired.  Please note!! We do not simply instruct Plumbers/Electricians/etc to repair defects without your prior consent.

6.       Rentals are paid over to you promptly

We pay all rentals directly into your Banking/Bond Account , less our commission and/or any maintenance costs.

 

7.       Rates & taxes/levies are paid on your behalf

Should you require this, we deduct from the Rental received, and pay any Sectional Title Levies or Municipal Rates and Taxes directly to the authorities concerned.

8.       Municipal accounts

Since 2005, the Nelson Mandela Metropolitan Municipality no longer allows Tenants to lodge deposits and open Electricity/Water Service Accounts for the properties in which they reside.  All accounts have to be in the owners' name.  This can place a considerable burden on property owners to administer and collect service fees from Tenants.  We are able to attend to this tedious responsibility on your behalf.
